From First Meeting to Approved Tenant in Five Days
One of the most common questions landlords ask is how quickly a property can be rented.
While every property is different, this recent example highlights what can happen when a property is presented well, priced correctly, and launched properly from day one.
Monday: Property Assessment and Rental Appraisal
The process began with an on site meeting with the landlord.
During the visit, the property was inspected, marketing photos were taken, and a rental appraisal was presented. We discussed the local rental market, reviewed comparable properties, and talked through the best strategy for attracting quality tenants.
The landlord then took some time to consider their options.
Thursday: Property Listed
After deciding to proceed with RENTit, the landlord signed the management agreement on Thursday.
The property was listed immediately and the first viewing was held the same day.
Launching quickly helped maximise exposure while the property was fresh to the market.
Friday: Strong Interest and Tenant Screening
Interest in the property was immediate.
Four additional viewings were conducted throughout Friday, generating strong enquiry levels and producing a tenancy application from a suitable applicant.
Rather than waiting until later in the process, reference checks and credit checks were completed as soon as the application was received. This allowed the tenant assessment process to move quickly and ensured the landlord had reliable information available when making a decision.
An additional factor in this case was timing.
The applicant had already applied for another property and was waiting to hear back on the outcome. By completing the reference and credit checks as soon as the application was received, the assessment process was able to move forward quickly.
This allowed the landlord to make an informed decision while the applicant was still actively considering their options.
Good tenants are often in demand and may be applying for multiple properties at the same time. Delays in processing applications can result in suitable applicants securing another property before a decision is made.
Acting promptly helped ensure the landlord had the opportunity to secure a quality tenant before they committed elsewhere.
Saturday: Multiple Strong Applicants
A further five viewings were held on Saturday, bringing the total number of viewings to ten within three days.
The preferred applicant was introduced to the landlord, providing an opportunity for both parties to meet and ensure the tenancy would be a good fit.
By this stage, the applicant had already successfully completed the reference and credit checking process.
Despite advising prospective tenants that the property was likely to be offered to another applicant following the landlord meeting, two additional applications were still received. There was also another prospective tenant preparing to submit an application.
Importantly, the property was not offered to the first person who applied. Multiple strong applicants were available, allowing the landlord to select the tenant they believed was the best fit for the property.
Following the meeting, the landlord approved the applicant and the tenancy agreement was issued for signing.
The Property
What makes this example particularly interesting is that the property was not a brand new home or a luxury rental.
The house had been renovated approximately two years earlier and was tidy, well maintained, and presented well.
It offered good storage and practical living spaces, but it was not an exceptional property. In fact, the driveway required a reasonably confident driver to navigate comfortably.
The result was not driven by a unique property. It was driven by preparation, presentation, pricing, and timing.
The Result
Within five days of the landlord deciding to proceed, the property had:

• Completed ten viewings
• Received multiple applications
• Had reference and credit checks completed
• Had a tenant approved
• Had the tenancy agreement prepared and issued
Why It Worked
