Your Rights as a Tenant

As a tenant, you have important protections under the Residential Tenancies Act 1986, including:

  • The right to live in a warm, dry, Healthy Homes–compliant property

​

  • The right to quiet enjoyment of your home

​

  • The right to have repairs and maintenance carried out in a timely manner

​

  • The right to receive correct notice for inspections, rent increases, or end of tenancy

​

  • The right to a written tenancy agreement and to know where your bond is held

 

We’ll always respect your privacy, communicate clearly, and follow proper process — because that's what you deserve.

Your Responsibilities as a Tenant

With these rights come a few responsibilities under the RTA, including:

​

  • Paying rent on time and in full

​

  • Keeping the property reasonably clean and tidy

​

  • Reporting any maintenance issues or damage as soon as possible

​

  • Notifying us if your circumstances change (e.g., flatmates, pets, etc.)

​

  • Respecting neighbours and not disturbing others' quiet enjoyment

​

We’re here to help, but we also expect tenants to look after the property as if it were their own.
