These are known as the Healthy Homes Standards, and understanding them is essential for any landlord looking to stay compliant and protect their investment.


What Are the Healthy Homes Standards?

The Healthy Homes Standards are a set of legal requirements designed to ensure that rental properties provide a warm, dry, and safe living environment for tenants. They cover five key areas:

  • Heating

  • Insulation

  • Ventilation

  • Moisture ingress and drainage

  • Draught stopping


Each of these has specific criteria that must be met, depending on the age and layout of the property.

Important Dates for Landlords

The standards became law in 2019, but implementation deadlines have been phased in over time. As of 1 July 2025, all private rental properties must comply in full unless exempt. Landlords must also provide a Healthy Homes Compliance Statement with every new or renewed tenancy.

Assessing your property correctly is the first step. This means checking heating output calculations, insulation types and R-values, extractor fan ducting, ground moisture barriers, and more. You are not required to submit evidence unless requested, but you must be able to produce it. That includes receipts, photos, calculations, and compliance reports. If something is borderline or hard to assess, keeping detailed records can help protect you if a dispute ever arises.
