One of the questions landlords often ask when considering property management is, "How often will you inspect my property?"


Routine inspections are an important part of looking after a rental property. They allow us to check its general condition, identify maintenance before small problems become expensive ones, and make sure the property is being reasonably cared for.


But how often should they actually happen?


How Often Should a Rental Property Be Inspected?

There is no single inspection schedule that suits every rental property.


At RENTit Property Management, we generally recommend routine inspections every three to six months, depending on the property, the tenancy and the landlord's requirements.


A new tenancy may benefit from an earlier inspection, particularly if the tenants are new to the property. Once a good tenancy is established and the property is being well maintained, the time between inspections may be extended.


The important thing is that inspections are regular enough to identify issues before they become bigger problems.


Your Insurance Policy May Matter

Landlords should also check their insurance policy.

Some landlord insurance policies specify how frequently routine inspections need to be completed. Failing to meet those requirements could potentially affect a future claim.


For that reason, the inspection schedule shouldn't simply be based on preference. We recommend checking the requirements of your individual policy and making sure the inspection programme complies with them.


What Do We Look for During an Inspection?

A routine inspection isn't just a quick walk through the property.


We look at the overall condition of the home and check for maintenance issues that may require attention.


This can include signs of water leaks, moisture or mould, damage, problems with doors and windows, the condition of flooring and walls, exterior maintenance and any issues raised by the tenant.


It's also an opportunity to check that smoke alarms remain in place and identify anything that may require further investigation.


Inspections Aren't Just About Checking the Tenant

Routine inspections are sometimes viewed as a way of checking whether the tenant is looking after the property.


That's certainly part of the process, but it's only one part.


Inspections also help identify maintenance that tenants may not have noticed or considered important enough to report.


A small leak under a sink, deteriorating exterior timber or early signs of moisture might not seem urgent to a tenant, but identifying these issues early can potentially save a landlord significant money later.


What Happens After an Inspection?

Following an inspection, the landlord should receive a clear report showing the condition of the property and anything that requires attention.

Yes, although inspections must always comply with the Residential Tenancies Act, including the required notice and limits around how frequently inspections can be carried out.


There may be situations where an additional inspection is appropriate, particularly following maintenance work or where a specific issue needs to be checked.


The aim isn't to inspect a property unnecessarily. It's to have an inspection schedule that provides appropriate oversight while respecting the tenant's right to enjoy their home.

For most properties, somewhere between every three and six months is appropriate, but we'll consider the property, tenancy and your insurance requirements when determining the right schedule.
