Routine inspections are a normal part of renting, but for many tenants they can feel stressful — especially if you do not know what to expect.
In reality, inspections are not there to catch people out. They are about making sure the property is being looked after, checking for maintenance issues, and keeping communication open between everyone involved.
Here is what tenants need to know about what happens during routine inspections.
How Often Are Inspections Done?
Under New Zealand law, landlords or property managers can carry out a routine inspection no more than once every four weeks, but most choose to do them every three to six months.
You will always receive written notice in advance. Inspections cannot happen without at least 48 hours’ notice, and they must be done at a reasonable time of day.
What Is the Purpose of an Inspection?
The main goals of a routine inspection are to:
Check that the property is being looked after
Identify any maintenance issues that need fixing
Record the condition of the property over time
Make sure everything is in line with the tenancy agreement
It is also a chance for tenants to raise any concerns or request repairs in person if needed.
What Is the Property Manager Looking At?
During an inspection, the property manager will look at both the inside and outside of the home. This includes:
General cleanliness and tidiness
Damage or issues with walls, floors, or fittings
Signs of mould or damp
Appliances, plumbing, and ventilation
Gardens or lawns if that is part of your responsibility
Photos may be taken for record keeping, but these are not shared publicly. They are used to track the condition of the property and ensure everything is looked after fairly.
Do You Need to Be There?
You do not have to be present, but you are welcome to be there if you prefer. Some tenants like to be home during inspections so they can ask questions or explain anything that might come up. Others are happy to leave it to the property manager. Either option is fine.
Will You Be Penalised for a Messy House?
Inspections are not about judging your housekeeping. You are not expected to have everything spotless — this is your home, after all. The focus is on damage, maintenance, and how the property is being cared for overall.
If there is an issue, you will usually be given the chance to fix it before anything formal happens. Most inspections are straightforward and over within 15 minutes.
