If you're unhappy with your current property management service, you may be wondering, "How do I switch to RENTit from another property manager?" Many landlords assume changing managers will involve a complicated handover, dealing with the tenant themselves or waiting until the tenancy ends.


In most cases, it's much simpler than that.


When a landlord moves their property to RENTit Property Management, we handle most of the handover with the outgoing property manager, making the change as straightforward as possible for both the landlord and tenant.


Start by Checking Your Management Agreement

Before changing property managers, the first thing to check is your existing Management Agreement.


Your agreement should set out how it can be terminated, including the required notice period and whether there are any conditions or fees associated with ending the agreement.


Importantly, your agreement with your property manager is separate from the tenancy agreement between you and your tenant. Changing property managers doesn't normally mean ending the tenancy or asking the tenant to move out.


Appoint RENTit as Your New Property Manager

Once you've decided to change, the next step is to appoint RENTit Property Management.

What Happens to the Tenant?

For the tenant, very little should change.


They remain in the same property under their existing tenancy agreement. The main differences are who they contact about the property and where they pay their rent.


The tenant should be clearly advised of the change, provided with our contact details and given instructions about future rent payments.


A well managed handover should cause minimal disruption to the tenant.


What Happens to the Bond?

Changing property managers doesn't mean a new bond needs to be collected.


If the bond is already lodged with Tenancy Services, the appropriate change of landlord or agent process can be completed so the bond record reflects the new management arrangements.


This is another part of the administrative handover that we can help coordinate.


What If There Are Existing Problems?

You don't necessarily need to wait until every maintenance issue, rent arrear or tenancy problem has been resolved before changing managers.


In fact, unresolved issues may be one of the reasons you're considering a change in the first place.


The important thing is making sure those issues are identified during the handover and that we receive the information needed to continue dealing with them.


Do I Need to Wait Until the Tenancy Ends?

Usually, no.


The tenancy and the property management agreement are separate arrangements. In many cases, management can change while the existing tenancy continues.


However, your current Management Agreement may contain notice requirements or restrictions, so it should always be checked before deciding on a handover date.
