How the Tenant Selection Process Works
Once your property is advertised, we manage all enquiries, conduct viewings and invite suitable applicants to complete a tenancy application.
Each application is carefully assessed before we make any recommendations.
Depending on the applicant, this may include:

Income assessment
Previous landlord references
Rental history
Pet information where applicable
We don't simply forward every application we receive. Instead, we assess each applicant and identify those we believe are the strongest candidates.
You Make the Final Decision
After completing our checks, we'll provide you with a summary of the preferred applicant, along with the supporting information gathered during the application process.
We'll explain why we believe they're suitable, highlight any areas that may require consideration and answer any questions you may have.
The final approval always rests with you.
Some landlords prefer to leave the decision entirely to us, while others like to review every application before approving a tenant. We're happy to work whichever way suits you.
What If None of the Applicants Are Suitable?
Finding the right tenant is more important than simply filling a vacancy quickly.
If we don't believe any of the applicants meet an acceptable standard, we'll tell you. In many cases, it's better to continue marketing the property for another week than approve someone who may create problems later.

Are There Any Rules Around Choosing a Tenant?
Yes.
While landlords have the right to decide who rents their property, decisions must comply with New Zealand's tenancy and human rights legislation.
Tenant selection should be based on factors such as an applicant's ability to meet their tenancy obligations, including their rental history, references, financial position and suitability for the property. Decisions should never be based on unlawful discrimination.
